Risk Management
The projects that go wrong rarely fail at one thing. They fail at several things at once.
Funding deadlines, dropping yields, expert reports that shift the picture, council decisions that don't go to plan. On a complex development project, risk doesn't arrive in a single form. It accumulates across multiple workstreams, often quietly, until it becomes a problem that's expensive to absorb. Developers and investors who manage that risk actively, from the outset, are in a materially better position than those who respond to it after the fact.
Derive provides pre-application risk assessments, options analysis and ongoing risk management for development projects and property investment decisions, so you have a clear view of your exposure at every stage of the project.
What we do
We identify and assess RMA and regulatory risk across the full project lifecycle, from initial site assessment and options analysis through to consenting strategy, expert evidence coordination and council engagement. That includes identifying what consent pathways are achievable, what the benefits and costs of each option look like, and where the points of vulnerability are in your timeline and budget.
For larger or more complex projects, we develop and maintain a live risk register that tracks the key variables so that risk is visible, owned and actively managed rather than something that surfaces as a surprise.
Pre-application risk assessment
Identifying consent pathways, regulatory constraints, and points of vulnerability before you commit.
Options analysis
Evaluating benefits, costs, and realistic outcomes for each consent pathway available to your project.
Live risk registers
Tracking funding milestones, yield implications, expert report outcomes, council timeframes, and strategic pivots.
Ongoing risk management
Advising on when to hold strategy, when to pivot, and how to protect your timeline and feasibility.
What we've delivered
For a large greenfield development on the urban fringe, we developed and maintained a risk register for the developer throughout the consenting process. That register tracked funding deadlines, changes in yield as the consent progressed, the implications of expert reports as they were received, consenting team timeframes and costs, council decision-making and consenting strategy. As the project evolved, we advised on when to hold the strategy and when to pivot. Keeping that picture current and accurate allowed the developer to make decisions based on what was actually happening, not what had been assumed at the outset.
Working with Derive
Risk is most manageable when it is identified early and tracked consistently. We bring a partner's understanding of the consenting process to every risk assessment we undertake, which means we know where the pressure points typically are, what the realistic range of outcomes looks like, and how to structure a project to protect your timeline and your feasibility.
Whether you are assessing a site before committing to it, working through your options under the RMA, or managing a live project with moving parts, we can give you a clear view of where the risk sits and what to do about it.
